LAND

The property spreads over ~50+ acres of rolling hillside in the unincorporated West side of Morgan Hill. The property land rises from ~500 foot elevation at Uvas Road entrance to ~850 foot elevation at the home site. The property is completely perimeter fenced and is made of 3 legal lots: ~13 acres fronting along Uvas road (17125 Uvas Rd.), ~19 acres to the West (17075 Uvas Rd.), on which the house is built and ~19 acres to the southwest (17035 Uvas Rd.) Then the cycle is repeated and you never tire of it.


Wild life is around at any time of day and night: from the deer, bob cats, foxes and rabbits, that are hiding under the trees and bushes, to the  wild turkeys  congregating, from the small quails and robins hiding in the trees to majestic raptors patrolling the sky: Golden eagles and red-tail hawks. It is fascinating to watch from the upper balconies of the house, looking down on the raptors hunting in the valley below, or during full moon nights to listen to the owls calling to each other.  And though you are only 15 minutes away from the city, you are in the middle of wilderness. It is amazing and just beautiful!


In one corner of the property there is a pond with koi fish and there are benches around it where you can rest and watch the vibrant lives of small creatures that any body of water attracts and supplies. The tranquility is incredible and absolute, like the world came to a standstill. RESIDENCE

The meandering driveway starts at the gate on Uvas Road, rising up along the property contours, then takes its last turn and opens to a circular driveway and large plateau surrounded by majestic oaks and manzanita groves. No adjoining neighbors are visible from the house, the privacy and tranquility is superb.


The house is a stucco 2-story Mediterranean style. The most striking feature of the house is a 3-stories tall round tower that has 3 diagonally placed narrow windows spanning the first 2 levels and a row of 7 windows at the very top, matching the other big top-rounded windows in the front of the house. A dormer placed at the second floor echoes the tower top windows. The tower is complemented by a 150 sq. ft. covered front porch and a matching in size second floor balcony, both with custom wrought iron railings and covered with Italian “Cerodomus” tiles. The clay tile roof (MCA-“Mission”) of mixed color for interesting effect completes the Mediterranean look.

 

On the ground level a Fiberon Horizon deck (approx. 2700 sq.), partially covered, surrounds the house on 3 sides offering an extensive area for lounging and outdoor entertaining. The deck board color matches the amazing dark mahogany color of the manzanita trunks, while the evergreen canopies offer privacy from all sides.  On the North side of the house an exterior tiled staircase connects the lower deck to the upper level terrace.


First Floor


A beautiful 6-ft. wide, 2-panel, fiberglass, JELD-WEN entry door with matching elliptical transom above, opens to a formal entry hallway. The hallway is dominated by the tower and the round staircase inside it, made of Brazilian cherry steps that are leading to the second floor. The Art Nouveau “Rebecca” pattern wrought iron railing is in a pleasing harmony with the Art Nouveau pattern of the tower windows. Eight bronze sconces made in Spain, with alabaster shades, are placed in the entry hall and on the tower walls and complement the dining room chandelier. Elliptical arches from the entry hall lead to the dining room and living room through a 6-ft. wide hallway that flows seamlessly into its function of connecting all the rooms at the first floor and brings in the feeling of openness and large spaces. The living room wider elliptical arches are position in a way that offer a uniquely enchanting view of a line of arches inside arches, from room to room to window and entry door transoms, and continues outside to the elliptical arches of the entry porch.


The light for the long hallway is provided by 4 pairs of Spanish alabaster sconces facing each other and a row of recessed lights on the ceiling.


The formal dining room has crown moldings and is adorned by a 2-tier 9-alabaster shades Antique Brass finish chandelier, made in Spain, that hangs from a ceiling medallion. A matching medallion is placed at the very top of the tower. Recessed lights on the ceiling provide additional light.


The generous size living room has a beautiful granite covered “Montecito Estate Wood-Burning” Fireplace with J.C Huffman mantel (the property offers an almost unlimited hardwood fire-wood supply). There is a 7-speaker surround sound system wired inside the walls, as well as TV, phone and internet connections. The 8-ft wide window and the 6-ft wide sliding door (with retractable screen), both with eastern exposure, bring in plenty of light and offer a beautiful view towards manzanita groves, Uvas Lake , and scenic hillsides across the valley.


Living room, dining room, kitchen, pantry, laundry, guest closet, walk-in bar and the hallways floors   have porcelain tiles in a Versailles pattern. Living room, kitchen and hallways have electric heating blankets under the tiles as a second source of heat, with individual thermostat area zone controls.


The kitchen is a dream: very generous in size, elegant and practical. The 45-degree placement of cooktop and oven, an island for casual dining, and sliding door leading to the deck makes it interesting and attractive, offering a natural and easy flow of activities.  It has coffered ceiling with recessed lights and 3-pendant lights “Vaxel – Milano” hanging above the island. A 5-light bronze “Hubbardton Forge - Aegis” chandelier hangs over a 10-seat dining table with room for extension, in an area big enough to be used as a family room if so desired.   The kitchen has an abundance of high-end Dura Supreme custom made cabinets in Mission Cherry wood, with special accommodations for a TV. The high-end appliances include: Electrolux refrigerator, Thermador oven and microwave unit, Thermador stove and oven unit, Thermador trash compactor, Miele dishwater and Rohl “Allia” double sink. The countertops and the island are covered in “Juperrana Wave” granite which is remarkable in color and pattern and harmonizes with the cabinets. The 8-ft wide window and the 6-ft. sliding door toward the deck (with retractable screen) provide ample light and beautiful views toward East side hills and Uvas Lake. Another 4-ft.wide window above the sink captures the views of North hills. It is a kitchen very comfortable for everyday life and, at the same time, ideal for entertaining large parties.


Next door to the kitchen is the walk-in pantry, which has cedar shelves and a fan for ventilation. A special area on the hallway near the kitchen is designed to accommodate a second large refrigerator and full size upright freezer. The laundry room has built-in floor-to-ceiling cedar cabinets, a sink with granite counter-top, washer and drier, with plenty of room for an ironing board.  The hallway across laundry has floor-to-ceiling 5 ft. wide, 2-ft. deep cedar cabinets for storage.


A golden oak staircase leads to the 296 sq. wine cellar that has lots of sturdy cedar shelves for storage and wine racks.  Two fans are circulating the air in and out of the wine cellar.  Cool air is drawn in from under the north side of the deck and the keeps cool temperature constant throughout the summer.


Master Bedroom is placed at the Southern end of the house for privacy and tranquility.  It has crown molding ceiling with recessed lights and 2 bay-windows on both side of the 6-foot sliding door (with retractable screen) leading to the outdoor deck.  Hunter Douglass shades for door and windows provide privacy. The bedroom and the extensive walk-in closets are wool carpeted.


The master bath has Etruscan Rose marble, a 2-person Jason spa, a shower with a bench inside and transparent glass walls and door which enhance the feeling of space and light.  It also has matching Toto toilet and bidet, and a 6 ft. wide “Dura Supreme” custom made wood vanity with marble top, above which is a 6-ft. wide beveled mirror, and a 4-light “Forecast” lamp. A recycling pomp provides instant hot water to all the bathroom. The porcelain tiled floor has temperature controlled heating blanket underneath. A big window with Everglade Art Nouveau pattern glass provides additional light and direct outside airing.

 

All bathrooms throughout the house, as well as the tower and the garage windows, have the beautiful Everglade Art Nouveau glass pattern.  All bathroom fixtures are “Grohe” in polished chrome.


The guest bathroom has a 5’6” Dura Supreme cherry wood custom made vanity, with vanity top and single slab floor of a beautiful “Copper Canyon” granite, matching granite is used on the chimney hearth in the living room. Above the vanity is an equally wide beveled mirror and a 4-light “Forecast” lamp.


The office is across from the master bedroom, it has coffered ceiling, is wall-to-wall carpeted and has 2 recessed walls (accommodating 5-ft and 7-ft bookshelves respectively), internet and phone outlets. Two windows with matching round transoms and “Hunter Douglass” shade overlook the front yard.


There is a storage area under the circular interior staircase, with curved granite shelves, wine rack, and dry bar to conveniently serve the dining room.


Second Floor

There are 3 generous size bedrooms, a living room, with oak hardwood floor, a linen cabinet and a bar with built-in refrigerator. The upstairs living room has phone and internet outlets, TV cable and surround sound system. Two of the bathrooms have Jason spa tubs with wall shower heads that are enclosed behind transparent sliding doors. The third bathroom has a built-in marble shower with transparent glass doors and the ceiling soars to the height of the dormer above. All bathrooms have Everglade glass windows with Art Nouveau glass pattern, and all windows will open to the outside.  The floors are porcelain tiles in various pattern with inserts. The vanities are custom made “Dura Supreme” cherry wood, with equally wide beveled mirrors above and wall light fixtures (Forecast and Hudson Valley brands).


The bedroom facing the front of the house has vaulted ceiling and access to the front balcony through a Martin fiberglass double French door with matching round transom above and retractable screen.

 

All inside doors throughout the house are 6-panel solid wood Masonite, all doors hardware are Baldwin bronze.


3-Car Garage

It is 1273 sq., has three 10-foot automatic doors and accommodates 3 cars or 2 cars plus 2 ATVs. Three sides are covered in cedar custom made cabinets. A 14 ft. long granite countertop and 2 sinks (one is a Rohl “Allia” utility sink, the other is a 2-winged Blanco stainless steel) with hot and cold water provide extra room for various activities. The water heater and water softener units are placed in a separate area in the garage. Also, a half bathroom is placed in the garage to provide convenient access when working outside the house. Five windows with Everglade glass on two sides of the garage, with half circle transoms, plus a sixth clear glass window provide ample light inside. There are two doors connecting the garage to the house and another steel service door to outside. A 220V drop box is located between the garage doors to enable connection for electric car charging or other 220V applications.


THE OUTDOORS

Outside lights:  20 Melissa outdoor wall sconces in “old iron” patina complement the house outside features and provide all around light at both levels during the night. Rows of recessed lights, strategically placed under the eaves and decks, provide additional, subdued lights. The barbeque area has 2 post lamps to facilitate the night outside cooking. A 3-light pole from Trans Globe Lighting, 8-ft tall, is placed in the middle of the circular driveway.


The land in front of the house was landscaped with natural wilderness characteristics of rocky formations, dry creek beds and flat stone paths, to make a smooth, natural, and integrated transition from wilderness to civilization.  All the plants used to enhance the landscape were selected to look good, require low maintenance and are deer resistant.


Outdoor Facilities

There is an underground 499 gal capacity propane tank for home heat and hot water heater energy source.  The propane level is remotely read by satellite by the propane supplier and they are alerted to replenished when decreases to 30% of capacity.

3-phase underground electrical lines bring the electricity from Uvas road to a transformer placed inside the property, and from transformer,  distributed underground, electrical lines to the house, to the outside of the  metal agricultural building , 2 pump houses, and also to the 2 wells.


A Kohler emergency generator provides backup power in case of brown-out or mains power outage.  The generator is equipped with an auto-transfer switch that is programmed to sense marginal or failing mains power, automatically starts the generator, then switches the house electrical panel over to the generator supply.  The transfer switch is also programmed to wait until the mains power is re-stabilized before automatically switching house panel back to the power main, and shutting the generator down.  The generator fuel source is connected to the underground propane tank, to enable consistent, reliable fuel source.


WATER SUPPLY

There are two wells that are the source of water for the house.


There are seven 5000-gallon water storage tanks distributed across 3 locations on the property, providing domestic water reservoir and supply for two fire hydrants.


Telephone and Communications

Land-line telephone service is currently provided by Verizon, via underground wires with connection at the base of the utility pole near Uvas Road.  There is an empty 2 inch conduit in the communications trench in the event that fiber or other high speed land communications service is provided along Uvas Road in the future, and connections to the house are desired.


TV is via DIRECT TV Satellite dish, and there are coax cable runs that provide connections at multiple locations in the house.  At present, there are four active set top box connections in use.


INTERNET

There are two sources of Internet connection:

  1. Installed new Etheric Networks high speed Internet connection.

  2. Wilson antenna and power amp optimized for Verizon 4G LTE band for interactive Internet applications, such as Skype, Web-Ex, gaming, etc. User connects to internet via their personal Verizon 4G LTE mobile hotspot device.


The house has 2 propane forced air furnaces for independent heating of each floor, and 2 separate AC units, one for each floor.
